A few checks before you pay a booking amount make it much easier to compare projects fairly. This guide covers three: the project’s RERA registration, how flat areas are measured, and what to look at on a site visit, using Savoy Tulip in Agartala as the example.
This is a general checklist, not legal advice. For questions about title, agreements or home loans, speak to a lawyer or your bank.
1. Check the RERA registration
Real estate projects in Tripura are registered with the Tripura Real Estate Regulatory Authority (T-RERA), and each registered project has its own registration number. Savoy Tulip’s number is PRTR06250465. Look for the number on the brochure, the website and any advertisement, then check it yourself on the Authority’s portal:
- Open rera.tripura.gov.in, the Authority’s website. Its Apply Online link opens the online portal, reraonline.tripura.gov.in.
- On the portal, open List of Approved Projects.
- The approved projects are listed on one page. Use your browser’s find (Ctrl+F on a computer, or Find in page on a phone) and search for PRTR06250465.
- Check that the entry matches what you have been told. For Savoy Tulip it shows the project name Savoy Tulip, the location Bholagiri, Barjala, and the promoter Savoy Infrastructure.
Search by the registration number rather than the project name. Project names can be similar, and a registration number belongs to one project only.
The portal’s Defaulters menu lists projects and agents; check it for any project or broker you are considering.
2. Know which area you are paying for
Flats are described using three different areas, and the same home can sound quite different depending on which one is quoted. Here they are for Savoy Tulip’s 2 BHK unit B on floors 1 to 4:
| Area | What it covers | Unit B |
|---|---|---|
| Carpet area | The usable floor area inside the walls of the home. This is the figure RERA uses. | 654 sq ft |
| Built-up area | Carpet area plus the thickness of the walls and the balcony (29 sq ft for unit B). | 754 sq ft |
| Super built-up area | Built-up area plus a proportionate share of common areas such as the lobby, stairs and lift. | 943 sq ft |
So the same home is 654, 754 or 943 sq ft depending on which figure you read. When you compare projects, compare carpet area with carpet area. When you are quoted a rate per square foot, ask which of the three areas it is based on.
All four figures for every Savoy Tulip layout are on the floor plans page and in our comparison of the eight layouts.
3. What to look at on a site visit
Plans and renders show what is intended; a visit shows the building. Take the floor plan of the flat you are considering and check:
- The flat itself. Which floor it is on, which way the windows and balcony face, and how much daylight comes in.
- Room sizes. Savoy Tulip’s plans mark the size of each room, so you can check a bedroom or the kitchen against the plan with a tape measure.
- Finishes against the specification. At Savoy Tulip: 4×2 ft vitrified tiles, uPVC windows with MS grill, stainless steel railings, waterproof flush doors, a granite kitchen counter with a steel sink, and Havells or equivalent ISI-brand wiring.
- Lift and shared services. Ask which lift brand is being installed. At Savoy Tulip, also check the lift’s power backup, the DG backup for common areas, the iron removal plant, CCTV cameras and fire fighting equipment.
- Parking. Savoy Tulip has car parking on the ground floor with a ramp to the basement. See where your car would go.
- The neighbourhood. Go to the places that matter to you. From Savoy Tulip, Shree Krishna Mission School is about 400 m away and ILS Hospital about 3.5 km.
- Paperwork. Ask for the RERA registration details and the floor plan of the exact flat, and keep copies of everything you are given.
Renders are artist’s impressions and details can change, so confirm the final specification in writing before you book.
